Risk free move-in

If you don’t like the house/property for whatever reason after you move-in, we shall process a no questions asked 100% refund if you vacate the house within the FIRST 3 DAYS of move-in.

Notice Period & Minimum Stay

Unless explicitly written in one’s agreement, there is a 'lock-in' period of 6 months of continuous stay in Gwalior Rental managed property. If the tenant moves out of Gwalior Rental managed property before the end of 6 months (180 days), he/she will be required to pay an amount equivalent to one month's rent. The rent here corresponds to the rent on the last occupied bed/room/house.

If the tenant moves out before six months, he/she shall be required to pay one month’s rent, for not serving the minimum lock-in period.

Tenant has to provide 1-month’s notice period while vacating, without exception at any point in time, any shortfall in notice period will be charged on a pro-rata basis where the fees would be equal to the no. of days of shortfall of the 30 day period. For clarity, if a tenant moves out before six months of stay & doesn’t give any notice, he/she shall be charged two months rent (one month rent for lock-in breakage, one month rent for shortfall of notice)

Minimum lock-in period

If you decide to stay in the house after first 3 days, you shall have to stay in the house for a minimum of six months. If you move out before six months, you shall pay a fine of one month's rent.

Deposit Payment Terms

  • Tenant needs to pay two months of rent as security deposit.
  • Tenant is required to pay a part of the security deposit, referred as the token deposit, at the time of booking.
  • The remainder of Security deposit post booking & running month’s rent calculated from the day of move-in needs to be paid within 5 days (including the date of booking) or 1 day before move in whichever is earlier.
  • The security deposit paid is mentioned in the rental agreement.
  • Security / token deposit can be paid either by cash or online.
  • In the case where a tenant chooses to make an internal transfer or upgrade his/her current booking type, the difference in the amount of security deposit will be expected to be paid by the tenant before him/her making the actual transfer. In case the new rent is lower, the difference in SDs is adjusted against the following month’s rent.

Rent Start Date

  • The rent will start from rent start date, provided at the time of booking.
  • The rent start date can only be within 10 days of the available date.

Payment Terms

  • Tenant needs to pay the rent in advance, on or before the 5th of every month.
  • In case, the tenant is moving into a Gwalior Rental property in any month, the rent for that month (for the remaining no. of days in that month) has to be paid within 5 days of move in date e.g. for a move in on 15th, rent should be paid on or before 19th.

Late payment charges

  • From 6th to 10th of the month: INR 500
  • From 11th to 15th of the month: INR 200 per day for every day of delay.
  • Non-payment of rent post 15th of the month would result in breach of tenancy terms and the tenant would be required to vacate the scheduled premises immediately.
  • If the rent is not received by the due date as per the policies, Gwaliorrental is at liberty to report the delay or non-payment to credit agencies which can impact the tenants credit score.

Your rent covers

  • Monthly rent
  • Fixed Furnishing charges
  • Apartment/society maintenance charges wherever applicable.

Your rent does not cover

  • Monthly Water charges
  • Monthly Electricity Charges
  • Monthly Cooking Gas charges
  • Monthly DTH and Internet charges
  • Any recurring charges for the maid, cleaning, garbage collection etc
  • Any additional furnishing that’s not part of the GwaliorRental package
  • Club House or Other Amenities, if charged by the Society, are not included in the Gwalior Rental package and it is at the sole discretion of the Society to allow/not allow tenants to use common society facilities.
  • Anything not mentioned in the “Your Rent Covers” Section
  • "FOOD IS NOT PROVIDED AND NOT INCLUDED IN THE MONTHLY RENT"

  • Installed DTH / Satellite TV / Cable connection (In case Furnished Home)
  • Installed Internet (based on availability and feasibility of ISP during home listing)
  • Up to two free service visit per home (not per tenant), per calendar month (this does not include any material cost. Materials will be chargeable).

Payment options

Refund on Cancellation

Cancellation before move-in

  • If Tenant cancels before moving in, the token & security deposit will be entirely refunded if the scheduled move in date is within the 10 days of his/her booking.
  • If the tenant doesn’t pay the remainder of deposit within 5 days of booking or 1 day prior to move-in, his booking gets auto cancelled, token & security deposit will be refunded completely.

Cancellation after move-in

  • 100% of the token and security deposit will be refunded if booking is cancelled within 3 days.
  • If booking is cancelled after 3 days of move in, then lock in breach charges, notice period shortfall charges, renovation charges etc as per the policies will be applicable.

Refund on move-out

  • Cancellations are allowed only up to 3 days of move in and anything after that would be considered a move out.
  • The security deposit shall be refunded, after deduction if any as per Gwalior Rental’s policies, within 10 bank working days from the day of move-out.
  • If the tenant decides to move out before completion of lock-in period (6 months of stay) with Gwalior Rental, one month's rent for lock-in breach will be charged, assuming one month’s notice is given.
  • Tenant has to serve 1 month of notice period without exception, any shortfall in notice period will be charged pro rata based on the shortfall in the number of days from the 30 day notice period.
  • If a tenant moves out within 6 months without giving one month’s notice, then rent for two months (which is the security deposit) will be deducted. In short, there will be no refund to the tenant.
  • Any unpaid rent, utility payments will be deducted from the security deposit.
  • A charge of INR 1000 will be deducted towards cleaning of the room, linen change etc. on opting to move out. This is a fixed charge which every tenant bears upon his/her exit.
  • Tenant has to pay for damages, on actuals, in case there’s some damage to the property or it’s belongings.

Refund Mode

All refund shall be processed via cheque or online transfer.

Refund Timeline

If the booking is made through Cheque, it shall take up to 5 bank working days to process the refund after obtaining the bank account details from the tenant.

If the booking is made online, it shall take up to 3 bank working days to process the refund. Actual receipt of the money is subject to payment gateway refund processing time line.

  • Move-in date can be rescheduled to any day as long as it is after Rent start date.
  • If the tenant decides to move-in before rent start date then the rent start date will be preponed to the move-in date.The rent shall be calculated according to the rent start date clause.
  • If the move-in date is postponed the rent will start as per the Security Deposit and Rent start date clause. However, the utility charges and other charges will be charged from actual move in date.
  • Token and Security deposit need to be paid within 5 days from the date of booking or 1 day before move in whichever is earlier.
  • Cash payments will be accepted for the security deposit or advace rent up to 48 hours before the time of move-in.
  • Documents for e.g.:- address proof, identity proof, proof of employment, photograph etc., need to be uploaded within 48 hours from the time of booking or 1 day before move in date whichever is earlier. In places where owner approval is required, the time limit is 24 hours to upload the details.
  • Bed will be automatically released and will be available for booking to others if any of the previous two contitions on Token/Security Deposit payment and Document upload is not complete.
  • Tenant needs to schedule his move-in prior to actual moving into the house.
  • The agreement shall be delivered to the tenant after 3 days of move-in (after the free lookup period) and before 7 working days of moving in. In few cities where e-agreements are not allowed like Pune, Mumbai etc., the agreement creation can take upto 45 working days. The agreement shall be delivered via registered courier or in-person delivery.
  • Move out needs to be initiated by the tenant. Please log-in to www.Gwalior Rental.com with your registered e-mail id. Go to My Account and Select Move Out. Other means like mails to Care, telephonic conversation with any employee, etc. will not be considered.
  • Tenant not to ensure his presence on the scheduled inspection date and scheduled move out date else the damages, if any, listed by the inspection team would be considered final.

Move-out date changes

Rescheduling

  • Move-out date can not be preponed or postponed.
  • In case the tenant needs to leave earlier than scheduled move out date, he/she can leave the house by settling up the dues and scheduling a move out inspection on the day of his/her actual move out.
  • Extension of stay, if any, after the move out date is at the sole discretion of Gwalior Rental and tenant has to pay the rent for the number of days extended in advance.

Cancellation of move out request

  • Move out request can be cancelled upto one day before scheduled move out date subject to availability and if the bed/room/house is not available, then the tenant can request for an internal transfer.
  • A charge of INR 200 will be applicable if the cancellation request is being made in cases where there is a continuing rent default at the time of providing the move out request.

Inter-city transfer from one Gwalior Rental home to another is free of cost.

Any internal transfer within the city before the move in date or within the first 3 days from the move in date is free of cost. After that, it will be charged at the rate of 1000 INR per transfer.

Note: All movements are subject to availability.

Responsible Hosting

  • No guests are allowed to stay overnight without prior recorded consent of roommates.
  • Guests of opposite gender are strictly not allowed after 8 PM in the premise without prior recorded consent of roommates & society office (wherever applicable).
  • The host tenant shall be held responsible for the conduct of his/her guests in the premise & its consequences thereafter. Any financial losses incurred shall be borne by the host tenant.
  • It’s advised that tenant seeks his/her flatmate's approval prior raising such requests so that it doesn’t cause any inconvenience to them. In case the approval is not obtained, the tenant is expected not to host any guests.
  • No pets are allowed in the scheduled premises.
  • Gwalior Rental houses are located in various cities across India in reputed society and safe locations. In order to maintain a peaceful environment of the society, nuisance or misconduct of any kind including but not limited to playing loud music beyond the permitted time limit, drinking/smoking in society corridors/ premises and consumption of illegal and banned substances are not allowed in Gwalior Rental houses.
  • Visitors of the opposite sex are not allowed after 8:00 PM, unless approved by roommates and society office (wherever applicable).
  • Internal issues/ fights among the tenants are better resolved among roomies. Involvement of Gwalior Rental is not beneficial and hence undesirable.
  • In the event tenant breaks any rules as stipulated herein or as contained in the leave and license agreement, Gwalior Rental on behalf of the owner, reserves the right to, issue appropriate notice including but not limited to Eviction notice to the tenant or charge a penalty amount of 5000 INR or more at its sole discretion.

Personal Belongings

The tenant shall be responsible for his/her belongings in the Scheduled Premise and neither the owner, Gwalior Rental nor it’s vendors shall not be held liable/ responsible for the same.

For general maintenance and/or showing the scheduled premises to any prospective tenants, Gwalior Rental shall keep an extra key of the scheduled premises. It is hereby advised to all the tenants to keep their valuables locked inside the cupboards and not to leave them unattended.

Home Furnishing

In the case of theft/loss and damage of any furnishing or appliance or furniture in the house , all the tenants staying at the scheduled premises at that point of time shall be held responsible.

A reasonable sum shall be deducted from security deposit of tenants towards compensation of the loss/ theft and damage or an amount as mentioned in cancellation & refund policy. In case the recovery amount exceeds the security deposit, the tenants shall be liable to pay the amount.

For general maintenance & showing houses to other tenants, Gwalior Rental's employees or its affiliate agents may keep a copy of the keys of your house. We advise you to keep your valuables locked inside the cupboards & never leave them unattended in open places.

We shall not be responsible for any theft or accidental damage to your valuables in case of an untoward incident.

Referral Policy

  • Tenants will be required to apply the offer code to avail the offer with Gwalior Rental.
  • The tenant must apply the offer code in order to benefit from the policy.

Last Bed Offer

  • The offer is only applicable for bookings 2/3/4  BHK   flats
  • The tenant must complete 1 month stay with Gwalior Rental post move-in, in order to claim the credits.
  • Credits received may vary based on the ongoing promotion.
  • A maximum credit of INR 1000 for referrer and INR 500 for referee is applicable for ongoing offer.
  • Offers can be applied only once per booking.
  • Credits cannot be redeemed for cash under any circumstances.
  • Credits can be used to pay for Gwalior Rental services including monthly rent.
  • Keys for the main door of the house and particular rooms are provided to all tenants.
  • On losing the keys, the tenant can make a duplicate key by himself/herself or request Gwalior Rental to do the same.
  • In case, the tenant requests Gwalior Rental, a charge of INR 250 will be levied in addition to the actual cost incurred for making a duplicate key.
  • Gwalior Rental is not responsible for the maintenance of any appliances that are fitted in the house, that the tenant has rented, although on demand Gwalior Rental may provide maintenance service and the same will be charged to the tenant.
